Small repairs

The items on almost every home report, and what they typically cost.

Almost every home report has a list of small items like these: worn caulk, a door that doesn't latch, a missing smoke detector. Each one is inexpensive on its own, and HomeCloud bundles them into one project so a single visit takes care of several.

Around the house

Seal gaps and replace worn caulking

Fresh caulk around tubs, showers, toilets, counters, trim and windows keeps water out of the walls and floors. Worn caulk is one of the most common items on HomeCloud reports. See tub, shower and toilet repairs and exterior trim and caulking.

Fix doors that don't latch or close

A door that rubs or won't latch usually just needs its hinges, latch or strike plate adjusted. A door that doesn't latch also lets sound and air conditioning through. See door repair.

Install door stoppers

A stopper keeps the door or its knob from damaging the wall behind it. See missing door stoppers.

Safety

Install smoke and carbon monoxide detectors

Smoke detectors belong in every bedroom, outside each sleeping area and on every floor, and carbon monoxide detectors on every floor and outside sleeping areas. Reports also flag detectors past the replace-by date printed on the back. See where to put smoke and carbon monoxide detectors.

Self-closing hinges on the garage-to-house door

The door between the garage and the house should close and latch on its own, to help keep a garage fire and car exhaust out of the house. Self-closing hinges or a door closer fix it. See garage entry door not self-closing.

Install GFCI outlets near water

GFCI outlets cut the power in a fraction of a second when they sense a shock, so they belong near water: kitchens, bathrooms, laundry areas, garages and outside. Many older homes are missing some because the rules came in room by room over decades. See GFCI and AFCI protection explained.

Install a range anti-tip bracket

A small metal bracket behind a freestanding range keeps it from tipping forward if someone leans or stands on the open oven door. New ranges come with one, but it's often left off when a range is installed or moved. See range anti-tip bracket missing.

Kitchen and bathrooms

Clear slow drains and fix sink stoppers

A slow drain usually means a clog near the sink, and a stopper that's missing or stuck keeps the sink from filling or draining the way it should. Both are quick fixes. See sink and faucet repairs.

$150 to $240

Fix a shower diverter valve

When water keeps running out of the tub spout while the shower is on, the diverter valve that sends water up to the shower head is worn. Repairing or replacing the valve fixes it. See faulty shower diverter valve.

Outside

Extend gutter downspouts

Downspouts that end right next to the house dump roof water against the foundation and into the crawl space. Extensions carry that water away from the house. See gutters and downspouts.

Cut back plants touching the house

Shrubs and branches touching the house rub against the siding and hold water against it, which wears it out and attracts insects. See vegetation too close to the house.

Extend the AC condensate line

Air conditioners make water as they run, and a drain line that ends next to the house leaves it pooling by the foundation. HomeCloud reports recommend it drain at least 5 feet away. See condensate drain line.

$150 to $160

Pressure wash the house

Pressure washing removes dirt and mildew from the siding, and the same visit can clean a stained driveway, walkway or patio. See exterior painting and washing.

$280 to $630
