See your house with a new roof

Upload a photo of your house, pick a shingle brand and color and see the new roof in about 20 seconds.

Most HomeCloud roof replacements cost $9,700 to $14,700. Where your roof lands in that range depends mostly on its size and steepness, how many layers come off, the condition of the wood deck underneath, and the shingle you choose.

When shingles are worn across the roof, patching keeps failing and a full replacement is the better spend. When the damage is in a few spots, a repair is usually enough.

What affects the price

Roof size
Roofs are priced by area, so a bigger roof costs more. Roofers count in "squares" of 100 square feet.
Steepness and height
Steep roofs and second or third stories take more safety equipment and more time.
Layers to remove
Every layer of old shingles has to be torn off and hauled away before the new roof goes on.
The wood deck underneath
Rotten or damaged decking is replaced before anything goes on top. How much is needed isn't known until the old shingles are off.
Shingle type
Architectural shingles cost more than three-tab shingles, and metal, tile and slate cost more again. See types of roofs and how long they last.
Flashing, chimneys and skylights
Every chimney, wall, valley, skylight and pipe needs its own flashing. See how roof flashing works.
Vents
Adding or replacing ridge vents and other roof vents adds to the price.

Repair or replace?

A roof usually shows its age before it leaks. Shingles lose their granules, curl or crack, and start lifting in the wind. One or two damaged spots on an otherwise healthy roof are a repair. Wear across most of the roof means the shingles are near the end of their life, and repairs will keep coming back.

HomeCloud's evaluation photographs the roof covering, flashing, vents and gutters, and the report says which you're looking at: a repair now, or a replacement to plan for.

If a storm damaged the roof

Homeowners insurance may help pay for a roof damaged by a covered event, like wind or hail. It generally doesn't pay to replace a roof just because it's old. Read replacing your roof with homeowners insurance before you plan around a claim.

How HomeCloud does it

  1. 1

    Evaluate and photograph

We document the shingles, flashing, vents, gutters and any signs of leaks inside, like stains in the attic.

  2. 2

    Scope and price

You get a written, priced project for the full replacement, based on the roof's size, pitch and the shingle you pick.

  3. 3

Tear off and check the deck

The old shingles come off and the wood deck underneath is checked. Damaged sections are replaced before anything goes on top. Damage like this often can't be seen until the shingles are off, so replacing it may cost extra. Your scope in the HomeCloud portal says whether it's included.

  4. 4

    Install and clean up

New underlayment, flashing, vents and shingles go on, and the work area is cleaned up.

Common questions

Is sales tax charged on a new roof?

In North Carolina, installing a complete new roof or completely replacing a roof is a capital improvement, so it isn't taxed as a repair service and sales tax isn't added to the job. The contractor pays sales tax on the materials it buys. Roof repairs, partial replacements, roof coatings, and repairing or replacing items like flashing, vents, skylights or some of the shingles are repair, maintenance and installation services, which are taxed. See the NC Department of Revenue's Services to Real Property Taxability Chart. Rules are different in other states: in Texas, for example, labor to repair or remodel a home isn't taxable (Texas Comptroller).

Can you just repair the worst spots?

Often, yes. If the rest of the roof is in good shape, a repair is the right call. Your report says when we think replacement makes more sense and why.

How do I pick a shingle color?

Start with the parts of the house that stay, like brick and stone. See roof shingle colors for siding and brick.
