Most window findings in HomeCloud evaluations are repairs, not replacements: a window that won't open or lock, a sash that won't stay up, a torn screen, damaged trim. Cracked glass is replaced on its own, without replacing the whole window.
Windows that won't open matter most in bedrooms, where a window can be the emergency way out.

One stuck or damaged window is usually a repair. Rot in the frame, drafts throughout, or many windows with failing seals or hardware can make replacement the better spend.
Rot is a strong sign. The Department of Energy's guide to wood window repair says cracked or rotting sills need to be replaced before any other work on the window, and that windows with badly deteriorated sashes, the movable frames that hold the glass, are better candidates for replacement than repair.
Energy use is the other reason. Heat gained and lost through windows makes up 25% to 30% of the energy a home uses for heating and cooling, according to the Department of Energy. ENERGY STAR calls single-pane windows, with only one layer of glass, big energy wasters, and names drafty windows, worn sills and sashes, and windows that won't open or are painted shut as signs it's time to upgrade. If you replace, look for the ENERGY STAR label, and pick the ratings ENERGY STAR recommends for your climate. Where full replacement is hard, ENERGY STAR certified storm windows added over the old ones are another option.
In homes built before 1978, replacing windows can disturb lead paint. The EPA recommends hiring a lead-safe certified contractor for that work.
Replacement prices depend on how many windows, their size and type, and what's around them, so a written estimate prices replacement for your home.
Measure and order
Each window that needs new glass or a new window is measured, and the replacement is ordered to fit.
Replace the glass or the window
The failed or cracked glass unit comes out of the sash and the new one goes in. When a whole window is replaced, the opening is checked for rot before the new window is set and sealed.
Fix the hardware
Locks, balances, cranks, screens and damaged trim are repaired where your report or estimate calls for it, so each window opens, closes and locks.
Fog between the panes of a double-pane window means the seal around the glass has failed, so moisture gets between the panes and leaves a haze you can't wipe off. Often the sealed glass unit can be replaced without replacing the frame. A foggy window still works: it's mostly a problem for the view and for how well the window holds heat, so it's a repair to plan for rather than an emergency. A failed window seal came up in 27% of the homes HomeCloud evaluated, Sep 2025 to Oct 2026.
A bedroom window can be the way out in a fire. A window that's stuck or painted shut can't be used as an emergency exit. See windows that won't open.
