Worn hardwood is one of the bigger floor items in HomeCloud reports. Sanding and refinishing brings it back without replacing the boards. Most other floor findings are smaller repairs: a few cracked tiles, worn grout, gaps between planks, or carpet that needs cleaning or stretching.
Floors damaged by water need the source fixed first. If a floor is uneven or slopes, the cause may be under the floor, in the foundation and structure.

The right floor depends on the room. Hardwood works well in living areas and bedrooms, but standing water damages it, so it's a risky choice for full bathrooms. Luxury vinyl planks are waterproof and suit kitchens, baths, laundry rooms and basements, though the floor under them isn't. Tile is the classic choice for wet rooms, and sealing the grout helps it resist stains. Carpet is soft and quiet in bedrooms and on stairs, but it's the least forgiving floor around water, and carpet in good shape may only need cleaning or re-stretching.
New luxury vinyl, tile or carpet depends on the material and the area, so it's priced from a written estimate for your home. For more on each floor, see types of flooring and where each works best.
A floor that's uneven, soft or squeaky may have a problem in the subfloor or framing underneath, and sloping floors can be a sign of foundation movement. Water damage near a dishwasher, toilet or tub usually means a leak to fix first, because a new floor over a leak won't last.
The Consumer Product Safety Commission says some older vinyl floor tiles, the backing on vinyl sheet flooring, and their adhesives can contain asbestos. Have old vinyl tested before it's sanded, scraped or torn out.
Clear and protect
The rooms being worked on are cleared before work starts, and nearby areas are protected from dust.
Fix what's underneath
Squeaks, soft spots and water damage in the subfloor are repaired before the floor is refinished or the new floor goes down.
Refinish or install
Hardwood is sanded and refinished, or the new floor is installed. Refinished floors need time to cure before furniture goes back.
Solid hardwood can usually be sanded and refinished more than once. Engineered wood has a thin wood layer on top, so it may be sanded only once or not at all. Deep stains, rot and soft boards are replaced.
Usually, yes, if a matching tile can be found. If you have leftover tiles from when the floor was installed, keep them for repairs. See cracked floor tiles.
The planks are, but the floor under them isn't. Water can seep through the seams and edges, especially on floating floors that click together. After a large leak, the planks may have to come up so the floor beneath can dry.
