Drywall and ceiling repair cost

Patching cracks, nail pops, holes and water stains in walls and ceilings, then repainting.

Most HomeCloud paint and drywall touch-up jobs

$300 to $1,300

Middle job $650. Based on a statistically significant number of HomeCloud jobs, December 2024 to September 2026.

Small cracks, nail pops and visible seams are the most common wall and ceiling findings in HomeCloud evaluations. Most are cosmetic: the drywall is patched, sanded and repainted.

Water stains and sagging drywall are different. The source of the water is found and fixed first, then the drywall is repaired. If you want to repaint whole rooms, see interior painting.

What affects the price

How many spots
Several small repairs done in one visit cost less per spot than separate trips.
Size of the damage
A nail pop or hairline crack is a quick patch. A large hole or sagging section means cutting in new drywall.
Ceilings
Ceiling work is slower than wall work and needs ladders or scaffolding.
Matching texture
Textured walls and ceilings, like orange peel or popcorn, take extra work to blend the patch in.
Repainting to match
Patches need paint. If the old paint can't be matched, the whole wall or ceiling may need a coat.
Water damage
When a stain or sag comes from a leak, fixing the leak is a separate cost, and wet drywall is replaced, not patched.

When a crack is more than cosmetic

Hairline cracks at drywall seams and at the corners of doors and windows are common as a house settles. Wide cracks, cracks that keep growing, or cracks alongside doors that start sticking can point to movement in the structure. Your report flags these separately. See foundation and structure.

Water stains

A dry stain means water was there at some point. Ask the seller what caused it and whether it was fixed. A stain that tests wet means the leak is still active, and it's fixed before the ceiling or wall. Leaks above ceilings often come from the roof or plumbing.

Common questions

Is a popcorn ceiling dangerous?

Not while it's left alone. Some popcorn ceilings from around the 1980s contain asbestos, which can be a health risk if the texture is scraped, sanded or cut. Have it tested before any work disturbs it.

Why do nail pops happen?

As wood framing dries and shifts over time, nails can push out against the drywall. Replacing them with drywall screws, then patching and painting, usually keeps them from coming back.
