Most HomeCloud structural framing jobs

$500 to $2,000

Middle job $780. Based on a statistically significant number of HomeCloud jobs, November 2024 to October 2026.

Most HomeCloud structural framing jobs cost $500 to $2,000. Most of this work is adding support, not rebuilding: a carpenter fastens a new board alongside a notched or cracked joist (called sistering), adds a beam or post, or replaces a section of rotted wood.

Framing problems often come with moisture. If water caused the damage, the source has to be fixed too, or the repair won't last. See crawl space moisture.

What affects the price

How much framing
Sistering one joist is a small job. Several joists, a beam or a whole section of floor costs more.
Access
Low crawl spaces and tight attics take more time to work in.
Rot and moisture
Rotted wood has to come out, and the moisture behind it needs fixing too.
Engineering
Bigger repairs may need a structural engineer's design, and some need a permit.
Hidden damage
Damage inside walls or under floors may not be visible until the area is opened up, so the final scope can grow.

Common questions

What does "sistering" a joist mean?

A new board is fastened alongside the damaged or notched one, so the two carry the load together. It's a common way to strengthen framing without tearing it out.

The report says supports were added under the floor. Is that a problem?

Not always. Added supports often mean someone fixed a sag or soft spot in the past. Ask the seller what was done and why, and watch for new sagging.
