Foundation settlement and support repair cost
Replacing temporary jack posts, stabilizing settling foundations and bowing walls.
Most HomeCloud foundation settlement jobs
$1,200 to $5,800
Middle job $2,400. Based on a statistically significant number of HomeCloud jobs, January 2025 to September 2026.
Most HomeCloud foundation settlement jobs cost $1,200 to $5,800. Foundations settle when the soil under them moves or compresses. Signs include uneven floors, doors that stick, and cracks in walls, ceilings and the foundation itself.
The fix depends on the cause. Common repairs replace temporary jack posts with permanent supports, add piers under the foundation, or brace a wall that's leaning. A structural engineer often looks first and recommends the repair. Small, stable cracks are a different, smaller job: see foundation crack repair. Damaged floor joists, posts, girders and band boards are covered in structural framing repair.

What affects the price
- The cause
- Settling from soil movement, water or poor original work each calls for a different repair.
- How many supports
- Piers and posts are priced per support, so a bigger area needs more.
- Engineering and permits
- Many foundation repairs need a structural engineer's report, and some need a permit.
- Access
- Low crawl spaces and finished basements take more work to get to the foundation.
Settlement, a crack or framing?
HomeCloud's evaluation photographs the foundation, crawl space or basement, and the framing underneath the floors. The report notes cracks, wall movement, wood rot, damaged or notched joists, and supports that are missing, loose or failing.
Small, stable cracks with no other signs of movement only need to be watched. A small crack that lets water in, or mortar that has worn away between blocks or bricks, is a foundation crack and mortar repair. Damaged joists, posts, girders or band boards are a structural framing repair. Settlement, or a wall that has moved, is the work on this page, often with an engineer's report.
The report says which you're looking at, and when we recommend a structural engineer's opinion before work is priced. See foundation cracks: which ones to worry about.
Fix the cause
Structural damage usually has a cause: water pooling at the foundation, a wet crawl space, or framing that was cut or overloaded. Fixing the damage without fixing the cause means paying twice, so we scope both. See grading and drainage around your home and crawl space moisture.
How HomeCloud does it
- 1
Evaluate and document
We photograph the damage and note the likely cause.
- 2
Engineer's review when needed
For movement or major framing damage, we recommend an engineer's assessment and build the scope from it.
- 3
Repair
Supports, joists, band boards or foundation sections are repaired, reinforced or replaced to the agreed scope.
- 4
Fix the cause
Drainage, grading or crawl space moisture problems are priced alongside, so the repair lasts.
Common questions
Do I need a structural engineer?
Not for every repair. For walls that are moving, major framing damage or anything that needs a permit and a design, yes. Your report says when we recommend one. Engineering fees are separate from the repair.
Is my foundation settling or just cracked?
Thin, stable cracks are common as concrete cures and a home ages. Cracks that keep widening, cracks wider at one end, sloping floors and sticking doors point to movement. Your report says which you're looking at, and an engineer can confirm.
Can I pay for foundation work over time?
Some homeowners use financing for bigger repairs. See financing options.
